Zahálka residential area next to Hodkovičky golf course now has building permit for over 800 apartments in a green, attractive neighborhood.
Developers Karlín Group and Horizon Holding received their building permit for a new residential project in the Hodkovičky neighborhood in Prague, which will feature seven houses with a total of 800 apartments and civic amenities.
Zahálka is to be built next to a golf course and sports recreational facility next to the Vltava River. “We are wrapping up the tender for general contractor at the moment, and we will start building right after that,” commented Jan Ludvík, CEO of Karlín Group, adding the apartments should be ready to move in within two years at the most.
Leading Czech developer Karlín Group, which initiated the project, is known for its modern urban architecture. As with its previous projects, this one also places a high emphasis on integrating sensitively into their surroundings and securing the greatest possible comfort and convenience for future residents. That’s part of why Horizon Holding and Karlín Group brought three other major architectural studios onto the project: Bevk Perovič Arhitekti (Slovenia), Under-Construction Architects (Czechia) and Yashar Architects (Israel), plus landscape designers from Flera (Czechia).
And the result? High-quality architecture placed in the city but surrounded by dozens of trees, playgrounds, meadows, a habitat corridor and natural brook, and other features that will make residents’ lives more pleasant. The buildings will have apartments ranging from 1+kk to 5+kk with large windows and terraces offering beautiful views of the surrounding area. “The unique location inspired the architects to make the most of the views of the Vltava River valley and Chuchelský háj in the background,” commented Jan Ludvík. Apartment prices will start at CZK 3 million incl. VAT.
“We previously worked with the Karlín Group on the Rezidence Vltava project to great success, so we are very pleased to work together again on the first phase of the Zahálka project, which involves two buildings with a total of 240 apartments. Another five buildings with 560 units will be built under our guidance,” commented Yishay Furman, CEO of Horizon Holding. “The buildings also have commercial spaces that will provide services to future residents. The project also includes building a public nursery (preschool), which will be run by the local city authority once it opens. Underground parking for 1,000 cars will keep the whole outside area green,” Furman added.
Zahálka is designed as a neighborhood surrounded by trees and grass, encouraging residents to get out and play golf, take long walks or go cycling in the area. At the same time it offers excellent connections to the city center. You can get there by tram in under 20 minutes, and by bicycle path along the river in about the same time.
